As a Clark County and Nye County Nevada vacant land appraiser I try to track what is going on in the market and submarkets. The following graphic displays my best available historical and current data on Southwest Las Vegas vacant land sales, I have displayed the sales by 4 zoning categories, but I keep the data for more categories including R-3 or 18 DUPA and R-4 or 24 DUPA.
It's not difficult to interpret, the market for each category is incrasing in value but the increases are somewhat slow when compared to the explosive 2002 to 2006 time frame. Not displayed, the R-3 and R-4 zoned properties have displayed some of the strongest residential increases and it is obvious that the commercially zoned properties appear to be the strongest in 2017.
Vacant land market value has a lot to do with the location, size, zoning, planning, offsite development (infrastructure), onsites and as discussed, the supply and demand for land.
The graph is based on a study of the southwest market that is updated periodically by the appraiser. It does not include all vacant land sales but it includes hundreds of them and the appraiser keeps the sales detail in a 2016 Access file and Excel files for quick reference.
