Appraiser Video Consultation Online

by Administrator on Jul 28, 2016 Business Operation 420 Views

Why not have an appraiser video-chat resource online?  We may not be doctors or mental health therapists but we do have a skill set and we can provide a valuable service to those who need to know about the supply and demand for properties in our local market area for example.  We can also explain to interested parties willing to pay details on topics like; fractional interests, eminent domain / condemnation, cell tower valuation, billboard sign value, mobile home park / recreational park valuation and a wide range of other specific specialty areas.  Why take time away from working on reports and do it for free when you can get paid for doing it online?

If you need to know for example detailed information about retail rental rates, vacancy rates or the sales trends of commercial retail or commercial office properties on the west side of town who are you going to call?  Agents looking for a listing will at times offer to talk anyone who they think may give them a listing.  If there no possible real property listing can be secured agent often don’t want to take time to talk about the market.  Being paid via a video-chat ends that problem for many agents and appraisers.

I have argued in the past that appraisers make excellent real property consultants and many attorneys, CPAs and financial planners agree with me because they utilize my and other appraiser’s services on a regular basis.  Those of us who wear two hats and are also real estate brokers are on the front lines.  It's one thing to express a market value opinion as an appraiser analyst, it's another when you have first-hand market knowledge having been involved in some transactions and you follow the supply and demand for properties on a daily basis for appraisal and brokerage purposes.

Answering pre-paid video-chat calls with a client or potential client is challenging and there will always be times when the question or questions that you receive are outside of your area of expertise, but I think there are many appraisers who are ready to provide the service and receive pre-paid or paid-on-demand, face-to-face video consultation work.  The technology is here it's just a matter of who will put up a successful video expert system and include appraisers.

It's my experience that many questions that the public has for appraisers often relate to simple things like wanting to know if the bid they received or the turnaround time are reasonable, but those kinds of questions can be answered outside of a paid video-chat.  The kinds of questions that appraisers can best answer are those about specific markets / submarkets or about specific property types.

Many physicians and therapists are already online, and I think that it's just a matter of time before it becomes normal for appraisers and others to offer an Internet based video consulting service.  It could be something that is in your future.
